We welcome the news that the Local Plan has successfully passed full council and will now proceed to the Reg 19 consultation phase. This plan is a significant step towards a brighter future for South Gloucestershire communities, promising to deliver affordable housing and vital infrastructure.
We believe that this local plan will enable more residents to afford homes in South Gloucestershire. An up to date Local Plan will help prevent speculative development by large developers who can gain permission through appeal. It means that we, as residents of South Gloucestershire, have a say on when, where and how new development will be built, giving us the opportunity to protect more of the green belt. The plan as proposed allocates only 2.53 per cent of greenbelt land for potential development. Most of this land does not currently have significant environmental or ecological benefits.
Affordable, good quality housing for people in different walks of life has been a significant driver of this plan. That’s why we’re really pleased that this plan stipulates that the vast majority of developments must include 40% affordable housing, made up of shared ownership and socially rented accommodation.

The plan now progresses to a formal consultation period which will launch on 28 February 2025. While the plan has been already had previous periods of consultation with residents, the Reg 19 phases is a formal, legal requirement for the plan.
New South Gloucestershire Local Plan approved for public consultation
